Conditions of Use

No Smoking / No Pets

Affordable rates: Winter Rates $85.00 per night
Summer Rates $105.00 per night.

Check-in time is 4:00 p.m.

Check-out time is 12:00 (Noon)
 
 

Quite Hours: 10:00pm - 8:00am (please be considerate - people are living next door)

Common Areas:  Please keep clean / central building limited to residents

Parking: Park in striped parking spaces only.  Maximum of two parking spaces per unit.

Fire Safety: Do not disable smoke detectors

Please BBQ only on the downstairs cement or in central area.

Use outside hoses to clean off sand prior to entering unit!

Please use Presto/Durilog type fuel only in Fireplace.

Last minute do's before leaving the Condo.

RENTAL POLICIES:


1. Condo is complete with full kitchen with all appliances, dishes, and cookware. 

2. Living, dining and bedrooms are furnished and stocked, including paper and soap products. 

3. Two night minimum required. 

          Exceptions single night rental allowed when: 

-winter season and within one week of the requested rental date. -winter season rental date adjacent to existing rental. 
-winter season mid-week rentals. (Sunday – Thursday nights) Christmas and Spring Break Weeks, and Holidays excluded. 
-anytime a single night is available between two existing rentals. 


4. Full name, address, phone and e-mail address required of person making reservation.  Primary renter must be one of the people staying at unit. 

5. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

6. A $100 Refundable Security deposit is required at time of reservation.  Unless other arrangements are made, unconfirmed reservations will be held for 24 hours then made available to other potential renters. 

7. A reservation confirmation will be sent to you by e-mail.   It will include rental rules, directions and travel details as well as charge totals. 

8. Payment, in full, is due 15 days prior to arrival. 

9. Final rental instructions will be provided once full payment has been received. 

10. There is no refund for late arrival or early departure.  Late departure when available may be reserved @ ½ nightly rate.

11. Cancellation policy – 

A. Cancelled prior to 15 days of arrival: a $15 cancellation fee is charged. 

B. Cancelled within 15-2 days of arrival: Cancellation fee is equal to the first day’s rent. 

C. Cancelled within 1 day of arrival or No Shows: full amount of rental is due. 

D. Cancellation fee limited to $15 if full rental period is re-rented. 

E. I will take into account verified family emergencies, and weather conditions that would make travel hazardous for a prudent driver (ie. Snow & Ice, Major Storms). 


12. Cleaning Service: 

All Linens, Towels, and other supplies available for your stay. 
Unit is pre-cleaned and set up for your arrival. 
Unit is Cleaned and Laundry washed after your departure.
13. Add tax to rental total amount. 

14. Personal checks are preferred; MasterCard & Visa accepted.  Money Orders and Bank Checks are not accepted.  Payment via Credit Card is required on all rentals booked within 15 days of reserved dates.  All payments must be paid prior to rental.  When payment is made by credit card all refunds are paid to the charging credit card account only.  No payments of any kind will be made to a third party. 

15. NSF fee and/or declined credit card fee of $25 applies to payments. 

16. Management reserves the right to remove guests from home, with no notice and no refund, if rental policies are not followed. 

17. Every guest must be registered including all children. 

18. No Smoking and No Pets are allowed at any time due to allergy considerations! 

CHECK IN

1. Check in time is 4 p.m. 

2. By entering the condo you accept and agree to all terms and conditions of rental reservation. 

3. NO SMOKING is allowed in the unit 

4. Local telephone is not available, cell phone coverage is good in this location.  WiFi internet access is available. 

5. Parking is provided for 2 vehicles. 

6. Neighbor complaints for parking, loud parties, and disruptive behavior will be grounds for removal by management with no warning. 

7. Extra fees apply for service and/or management calls. 

DEPARTURE 

1. Check-out time is 12:00 Noon or earlier.  BE PROMPT 

2. Home will be left in same general condition as at arrival, ready for cleaning. 

3. Dishes will be done. 

4. Refrigerator is left empty of food. 

5. Added fees apply for loss, damage, added cleaning or extended work required on condo. 

6. Turn off all appliances, heaters and lock door when leaving. 

GENERAL

1. Homeowner and agent will not be held liable for incidents, accidents or any event occurring during guests visit to home. 

2. Occupancy of home is set at a maximum number of seven.  Any occupancy greater than five must be approved in advance by owner. 

3. Rental Rates are for up to 5 guests.  Additional guests may be allowed at a rate of $5/day. 

4. Items forgotten in condo will be shipped on request for a minimum fee of $25.00. 

5. Management may request mid-visit inspection of unit at its discretion. 

6. Posted rules are enforceable by the Condo Caretaker. 
There will be no refunds if renter is asked to leave due to ignoring the posted rules and conditions. 

7. Summer rates effective:  Memorial Day weekend to Labor Day. . 

8. Winter rates effective:  Labor Day to Memorial Day weekend. 

9. Security deposit will be refunded within 15 days after rental.  Loss/reduction in security deposit refund may occur if: 
 

1. Evidence of Pets or Smoking in the unit will result in a loss of security deposit. 

2. Addition of unregistered guests. 

3. Late checkout will result in additional fees at the rate of $20/hour.  Early/Late check in/out may be available during the winter season depending on availability.  Preauthorization is required. 

4. Some breakage and normal wear and tear happen.  Let us know so we can have it repaired or replaced.  The security deposit may be used to repair/replace missing/damaged items if it appears it is beyond normal wear and tear or not reported. 

5. Added Cleaning or extended work required to prepare the condo for our next guest due to departure rules not being met will be paid out of the security deposit.
